Location & Connectivity
On Saadiyat Island's marina waterfront — connected to the city by new tunnels, to the emirates by high-speed rail, and to world culture on foot.
Getting Around
New Roads, Tunnels & Bridges
Marsa Al Saadiyat will connect with Umm Yifeenah Island and Reem Island through a new network of roads and tunnels, significantly cutting travel time between the development and central Abu Dhabi.
A new bridge will also link the district to another island being developed by Aldar off Saadiyat's coast — extending the archipelago of luxury waterfront communities around the marina.
- New road & tunnel links to Reem Island and Umm Yifeenah Island
- Faster access to downtown Abu Dhabi and Al Maryah Island (ADGM)
- New bridge to a forthcoming Aldar island community
- Direct island links towards Yas Island entertainment district
High-Speed Rail
An Underground Etihad Rail Station On Site
The district will feature an underground station for Etihad Rail's high-speed passenger service — a first-of-its-kind amenity for an Abu Dhabi waterfront community. The planned station will strengthen links between Abu Dhabi and the other emirates, placing the rest of the UAE within easy reach of residents.
For investors, a committed high-speed rail connection is one of the strongest long-term value drivers a location can have — and here it is built into the masterplan from day one.

The Island
Why Saadiyat Island?
Saadiyat — “Island of Happiness” — is Abu Dhabi's cultural and lifestyle flagship: home to the Louvre Abu Dhabi, the newly opened Zayed National Museum, teamLab Phenomena, white-sand protected beaches, a Gary Player-designed golf course and the emirate's most valuable residential communities.
Marsa Al Saadiyat completes the island's masterplan as its final phase — meaning buyers are securing the last major waterfront land release on Abu Dhabi's most prestigious island.
