The numbers from opening week
On 23 September 2026, Priority Pass holders walked into the Marsa Al Saadiyat Experience Centre and Aldar's Dubai sales office to buy the first homes ever released at Marsa Al Saadiyat. By the end of that week, Aldar announced the result at Abu Dhabi's inaugural LIVEX exhibition: more than AED 5 billion in combined sales from Talay at Marsa Al Saadiyat and Yas Riva Reserve on Yas Island.
The buyer breakdown tells its own story: 54% were first-time Aldar customers, 31% were UAE nationals, and 69% were expatriate residents and overseas buyers — with international demand again leading Abu Dhabi's luxury market.
What exactly is on sale
- 351 standalone villas with four, five and six bedrooms across two gated communities
- Talay — 167 villas at the heart of the destination along a landscaped green spine
- Talay Beach — 184 villas positioned closer to the shoreline and its 5.6 km of natural beaches
- Pricing from AED 13.5 million on a 50/50 payment plan (50% during construction, 50% on handover)
- Handover scheduled from Q4 2029 (Talay) and Q4 2030 (Talay Beach)
Why this launch matters beyond the headline
Talay is the opening release of a AED 100 billion destination — the final phase of the Saadiyat Island masterplan. A sell-through of this speed, at this price point, in a first phase is the earliest possible proof that the demand thesis behind Marsa Al Saadiyat is real. It also tightens the window for buyers: with 351 villas in total and plot choice driving long-term value, remaining availability is the number that now matters.
