The island keeps compounding
According to the Abu Dhabi Real Estate Centre (ADREC), Saadiyat Island recorded AED 13.3 billion in residential sales in the first half of 2026 alone — placing it among the emirate's leading residential investment areas before Marsa Al Saadiyat's first release had even announced pricing.
The wider market reinforces the trend: Abu Dhabi recorded AED 117 billion in real estate transactions in H1 2026, with international investors from 116 nationalities participating. That follows a record AED 164 billion in 2025, in which Aldar posted its highest-ever annual sales of AED 40.6 billion (+21%).
Reading the numbers as a Marsa buyer
- Demand precedes supply. Saadiyat's H1 2026 performance came with almost no new island-scale supply — Marsa Al Saadiyat is the release valve, and Talay is its first tap.
- International depth is structural. With 116 nationalities active in the emirate, end-user and investor demand is diversified rather than speculative.
- Scarcity is priced in at the top. The island's record — a AED 400 million mansion at Faya Al Saadiyat, Abu Dhabi's most expensive home ever sold — sets the ceiling against which Marsa's villa releases are benchmarked.
