Talay's 351 villas may dominate the conversation today, but they represent a small fraction of what Marsa Al Saadiyat is planned to become. With site enabling works underway since Q3 2026, here is the release and construction map buyers should track.

Residential releases to follow

  • Waterfront apartments — expected along the marina and promenade; likely the entry price point for the destination
  • Branded residences — hospitality-serviced homes aligned with the district's two planned luxury hotels
  • Private mansions — ultra-prime waterfront plots in the tradition of Saadiyat's record-breaking sales
  • The hillside community — standalone villas rising up to 22.5 metres above the shore, the masterplan's most distinctive residential typology

Infrastructure and lifestyle milestones

  • The 350-berth marina itself, a private yacht club and the one-kilometre retail and dining promenade
  • Two luxury hotels, two private schools, one public school and six nurseries
  • The underground Etihad Rail high-speed station and its transit-oriented hub
  • The scenic walkway to the Saadiyat Cultural District, joining the Louvre Abu Dhabi, Zayed National Museum and teamLab Phenomena
  • Dar Al Funoon, Frank Gehry's 6,000+ seat performing arts centre, opening 2030

How to position yourself

Historically, buyers who register early at Abu Dhabi master communities receive the widest choice at each release — and Talay's AED 5 billion+ opening showed how quickly first phases move. Register once and you'll be briefed at every subsequent release, or explore the full master plan for component-by-component status.

Timing note: beyond Talay's on-sale villas (handover from Q4 2029), no official dates exist yet for further releases. Anything you read elsewhere should be treated as speculation until Aldar announces — this page is updated the moment that happens.
